A landlord gas safety certificate is incredibly important for any residential property to obtain because, as a landlord, you are legally responsible for the safety of your tenants and if you don’t provide a safe environment in which they can live it can lead to a number of devastating issues that could’ve been easily prevented.
Therefore, its best to get your landlord gas safety certificate as swiftly as possible so that you and your tenants can have piece of mind that The Gas Safety (Installation and Use) Regulations 1998 are being met and that all of the gas appliances, fittings and flues provided for tenants are as safe as possible.
These certificates have to be renewed each year in the UK within 2 months of the last certificates expiration - so it is vital you book an appointment as soon as possible.

Types Of Gas Safety Certificates
The first step in getting a landlord gas safety certificate is knowing which gas safety certificate applies to your property. There are 5 main types of safety certificates:
Gas Safety Certificate: Gas metre only
This certificate is required if you don’t have any gas appliances in your property but you still have gas running through the pipework. All the appliances could be electric, but because the pipe work in the property still has gas going through it – a gas meter test is still required to check its safety. You may also want to keep the gas pipe work active if you think at a later stage you may want to install gas appliances. It is important that a gas meter or tightness test is performed every year to ensure there are no gas leaks in the property. This set-up is common in council flats.
Gas Safety Certificate: 1 Appliance
This is commonly for if the only gas appliance in the property is the gas boiler. When the boiler is tested, the gas meter and pipework will also be inspected.
Gas Safety Certificate: 2 Appliances
The most common cases for 2 appliances are a gas boiler and a gas fire, or a gas boiler and a gas hob. When the boiler is tested, the gas meter and pipework will also be inspected.
Gas Safety Certificate: 3 Appliances
Three appliances could include any variety of gas boiler, gas hob, gas oven and potentially two gas fires.
Gas Safety Certificate: 4 Appliances
There are infinite varieties of four gas appliances, but many of the main ones have been covered already
