What are the Essential Certifications?
If the rental property has any gas appliances, whether it’s a boiler, gas cooker or gas fireplace, you are legally required to have an annual Gas Safety Certificate (CP12).

This must be carried out by a Gas Safe registered engineer who will inspect all gas appliances, pipes and flues to ensure they are safe and in good working order. A copy of the certificate must be provided to tenants within 28 days of the inspection, or before new tenants move in.
Electrical Installation Condition Report (EICR)
Electrical safety is another key concern in rental properties. As of April 2021, landlords in England are legally required to have an Electrical Installation Condition Report (EICR) every five years.
This inspection ensures that the electrical wiring, sockets, fuse box, and other installations meet safety standards. An EICR must be carried out by a qualified electrician, and any remedial work highlighted in the report must be completed within 28 days.
Portable Appliance Testing (PAT Testing)
Although not a legal requirement, PAT testing is strongly recommended, especially for properties that include portable electrical appliances such as kettles, microwaves, or washing machines.

Energy Performance Certificate (EPC)
Every rental property in the UK must have a valid Energy Performance Certificate (EPC) before it is let to tenants. The certificate provides an energy efficiency rating from A (most efficient) to G (least efficient).
Since April 2018, properties must have a minimum EPC rating of E to be legally rented out. If the property falls below this threshold, landlords are required to make necessary improvements. EPCs are valid for ten years.
Legionella Risk Assessment
Although it’s not a certification, landlords are legally required to assess the risk of Legionella bacteria in their properties. This is particularly important for properties with water tanks, outdated plumbing, or stagnant water systems.
Conducting a risk assessment and taking preventive measures (such as flushing out unused pipes) can reduce the likelihood of Legionella outbreaks.
Fire Safety and HMO Requirements
Landlords must comply with fire safety regulations, which may include installing smoke alarms, carbon monoxide detectors, and fire doors. If your property is an HMO, you may also need fire risk assessments and emergency lighting systems. Local councils often have specific requirements for fire safety in HMOs, so checking with them is advisable.
