Gas Safety Certificates have only been around since 1998.
Commonly known as CP12 certificates in the UK, they were introduced as a legal requirement following the enactment of the Gas Safety (Installation and Use) Regulations 1998. Did you know it’s a legal requirement for landlords?
The Gas Safety (Installation and Use) Regulations 1998 require landlords to have all gas appliances in their rental properties inspected by a qualified engineer every 12 months. A gas safety check includes examining the appliances for defects, assessing the proper functioning of ventilation systems, and ensuring there are no gas leaks or risks of carbon monoxide exposure.
You must provide a copy of the gas safety certificate to your tenants within 28 days of the inspection. For new tenants, the certificate should be given before they move in.
You will also need to keep a record of the certificate for at least two years. Otherwise, you could land yourself with heavy fines or even a prison sentence.
